Running Costs Of A Home? |
Question by Anonsi | Posted in Renting & Real Estate
I would like to know what the running costs of a home are. I have listed out what I know, please can you suggest anything I may have missed of? Also, if you have an idea of average costs of the below, please could you add them?
My hubby and I are looking to buy our first property in May/June and would like to work out what we need to account for:
Mortgage
Gas
Electricity
Water
Council Tax
Buildings Insurance
Home contents insurance
Answer: Your home or your life.... some things you don't need to include for running a home such as:
Pension
Telephone (mobile) - Not an additional cost, I guess you have one already
Life Assurance
Term Assurance
Health Insurance
Medical - dental, back etc.
So you are looking at:
Mortgage - £500 per month per £100,000 borrowed
Gas - Depends how new the home is but see Electricity
Electricity - Depends how new the home is and whether you have gas or not, for a new home, 0.25p per day per room
Water - Flat fee, about £100 a year depending where you live
Council Tax - Depends on the property, perhaps £1000 a |

What To Do About Boiler Problems In A Flat - Urgent!? |
Question by Claire | Posted in Maintenance & Repairs
I live on the ground floor of a converted victorian building. The boiler is sited internally which has now broken down and been condemned as it is not on an outside wall and contravenes building regs. I have been told that the new boiler should be sited on an outside wall but in my case this is not possible. The building I live in is listed and I do not have an outside wall that it can be sited on. The two walls there are, are actually floor to ceiling bay windows as my flat was originally one
| Answer: Firstly a boiler does not have to be on an outside wall and very few are its just a lot easier to install the flue if the boiler is sited on an outside wall. As you say the existing flue comes out in proximity to a velux window which may well have complied 15 years ago but without knowing the relavent dimension involved on site I cannot say if it would now. You existing boiler is probably conventional flued which cannot now be installed new so it would need to be a fanned flue and with careful choice of boiler it may still be possible to take the flue through the roof but the total length of flue must be accessible for annual inspection, bit it may also be possible to route the flue from the |

Purchased Condo With Hidden Structural Problems - What To Do? |
Question by OustFantastic | Posted in Renting & Real Estate
I have been the owner of a condo (4-unit building, newly built from the ground up) for 15 months.
Two of the four owners are still covered by the 1-year warranty issued by the developer. This warranty is to protect against defects and punch list items, etc. A water main has broken and leaked water in my unit (I'm in the Garden Unit). Initially, the developer and his contractor were taking care of the problem. Now they are saying that the condo association's insurance has to pay
Answer: In most states you have six years to file a law suit on a breach of warranty or guarantee. You will have to consult a local attorney to find out.
It sounds like you have a cause of action if in fact a broken pipe was installed or if the pipe was broken by construction equipment.
If the pipe broke because of improper installation - say it was too shallow and froze during the winter, you might have to pursue the architect of the plumbing system.
In any event, if the builders won't fix it, a talk with a lawyer will spell out your options. |
