My property has let live for free last two years to a friend and now he is going to leaving for a new job. So I consider to rent it out. Read so many bad tenants stories, I'm scared. For home owner insurance, if I rent the townhouse out, do they cover the damage that tenant may make? Does the premium will go up? Thanks.
Answer: The tenent should cover the damage they cause, by putting down a security deposit. If the deposit does not cover the damages, then send them an invoice. If they don't pay, sue them in a small claims court. Just be sure to include in the lease that they are responsible for any damage to the property caused by themselves, pets, or guests.

We have 2 houses which are being rented out, so we need landlord insurance for those 2 as well. The house and contents for the home we live in, and two cars. We are currently with NRMA.

Answer: Probably worth seeing a broker with that little lot, they may be able to get you a better deal ...and that way they do all the running round, not you.

Our basement flooded last Monday when the storms hit the east coast. We were getting ready to move (for May) so I had the majority of my belongings packed in the corner of the basement. Half is ruined. Our landlord called to let us know Monday morning around 10am, we had all left to go to work. He sid he had stopped by early that morning when I talked to him in the afternoon to let him know it was flooded. I wish he would have let us know about the possibility of flooding prior. I do not have renters
Answer: Did you have access to the basement? If you do, then I don't think there is much you can do. If you can go down there anytime, without your landlord having to give you access, then your belongings were your responsibility.
If your landlord needed to open the basement and wouldn't/couldn't come to let you in, then you might have something there and would want to talk to a lawyer.

Answer: It's impossible to know, however, your personal homeowners policy - on a standard HO3 form - AUTOMATICALLY covers any vacant land you own, in the USA. It has to be REALLY vacant - no buildings, structures, fences, improvements of any kind. But that's on your homeowners policy, under personal liability.
TX, does NOT use the HO3 form, or any standard dwelling forms, either. If you live in a state that is NOT Texas, most likely, you do have an HO3 for the house you own, that you live in.
